Data collection

Contour and detail

Are generally required before any design can be completed. Field work is undertaken to detail structures, trees, concrete, roads, services, etc. and there relationship to boundaries as well as a datum (generally Australian Height Datum). A plan is then prepared with calculation of level contours and exported in various formats as required by the designers.

Photo booklets

Are provided where required showing photographs of the site with a brief description. The location and orientation of photos are also plotted on any plans supplied.

State Environmental Planning Policy's

Subdivision

Subdivision

Is the creation of new Lots from existing Lots. This can range from small 1 – 2 Lot developments up to whole estates. Small subdivisions can take as little as 8 months to complete however in most cases development requirements are imposed by councils which delay the completion time.

Strata Subdivision

Strata refers to land that is divided not only in the horizontal plane but also the vertical, therefore this development is used primarily for units and commercial buildings where the land needs to be divided into cubic space.

Community Subdivision

These developments are similar to conventional subdivisions however services, access and other common areas are normally owned and managed by a community association.

Road Closure

The process of road closures closely follows that of a conventional subdivision, however they generally do not require construction or services to be constructed. Generally a person owning a parcel of land adjoining a disused road or lane may wish to purchase part of it from the owning body (generally council or RTA).

88B Instruments

These are legal document that generally accompany plans of subdivision that outline the relivent easements, restrictions, covinants or other encumberances required for subdivision.
Lease

BOMA

Is the accepted method of measurement for lease plans and are generally used for commercial premises.

Lease plan of subdivision

Leases that are over part of a lot require a plan of survey to be undertaken to define the lease area.
Marking

Boundary marking

Are required to accurately position fencing, retaining walls or landscaping on or within lot boundaries or other bounding features. Marks placed are generally at corners or along the boundary line or offset for convenience.

Setouts

Are required to accurately position a proposed construction within lot boundaries or other bounding features. Marks placed are generally offset from the corners of the proposed construction to enable work to be undertaken without disturbing marks placed.

Level setouts

Bench Marks and/or floor levels can be placed relative to a datum (generally Australian Height Datum) to aid the builder during construction.
Engineering

Driveways

Designs can be completed for small residential or commercial developments where required.

Drainage

Is generally required in most developments and may need to include Onsite Stormwater Detention (OSD).

Onsite Stormwater Detention

Is a requirement for new developments by most councils. Calculations and concept designs for these systems can be undertaken where required.

Work as executed

Plans are prepared to compare what was constructed to what was proposed. These plans are generally required to ensue that construction meets the design criteria.

Legal

Identification reports

Are required to determine whether a building is constructed within the boundaries of a particular Lot and that they meet the required setbacks from boundaries. These surveys are generally undertaken for a purchaser or there lending body when a property is sold.

Easements

Easement plans can be completed in various forms, some require plans of survey (similar to subdivision plans) and others can be shown in a simple sketch that forms an annexure to property dealing forms.

Dealings

Are Documents that are lodged with the Land and Property Management Authority for various purposes mainly with land transfers.

Surveys for court hearings

These surveys could be in various forms dependent on the dispute.

Property search
